LAS VEGAS — The Las Vegas Valley is seeing major retail shifts as e-commerce grows and experimental retail is used. 

Brick-and-mortar retail in Southern Nevada is feeling the effects of changing foot traffic, rising lease costs, and growing e-commerce as a retail giant prepares to leave one of the most popular malls on the Strip. Saks Fifth Avenue is shutting down its retail store at the Fashion Show Mall, amidst filing for Chapter 11 bankruptcy protection in January. More consumers are turning to online shopping as their preferred option. The decline in tourism and the increase in online shopping in 2025 have also put pressure on small businesses, which are contending with lower foot traffic. 

The U.S. Census Bureau’s “Quarterly Retail E-Commerce Sales” report for 2025 showed that online sales rose 7.5 percent, whereas retail sales only grew 2.3 percent. To keep malls relevant, developers are increasingly building mixed-use developments. For example, the Hylo Park is a mixed-use development being built on the former Texas Station and Fiesta Rancho casino sites. The project will include a grocery store, restaurants, and a hotel. 

Venues like AREA15 are becoming popular as developers bundle attractions, art, events, experiences, dining, and retail all in one district.
