
Palos Park, IL – Village officials are urging residents to take action against proposed state legislation that could reshape local zoning authority across Illinois communities.
The push comes after Palos Park leadership raised concerns about the “Building Up Illinois Developments” (BUILD) plan, which village leaders say could significantly reduce municipal control over land use decisions and residential development standards.
According to the Village of Palos Park Office of the Mayor, the issue was discussed during a recent Southwest Conference of Mayors meeting, where officials reviewed the potential impact of multiple housing-related bills currently under consideration in the Illinois General Assembly. The legislation includes Senate Bills 4060 through 4064, as well as SB 4071, each addressing aspects of housing development, building codes, and zoning requirements.
Village officials say the proposed measures could override existing local ordinances, including Palos Park’s long-standing one-acre minimum lot size requirement. Leaders also warn the changes may open the door for multi-family housing developments in areas not currently zoned for such use.
A virtual Illinois State Senate Executive Committee hearing on the BUILD legislation was held Thursday, April 23rd at 1:30 p.m., where lawmakers reviewed the proposed bills and gathered input.
Local leaders argue that zoning decisions are best handled at the municipal level, citing the importance of preserving community character, infrastructure planning, and public safety considerations. The village is encouraging residents to contact state representatives and submit formal feedback opposing the legislation.
Officials have also provided a template letter and resources to help residents communicate their concerns directly to lawmakers, emphasizing the urgency of community involvement as the bills continue to move through the legislative process.
