LAS VEGAS — January is a common time for lease renewals and rent adjustments across Clark County.

Landlords typically serve rent notices in November and December, which take effect in January. Because Nevada does not have statewide rent control laws, renters and landlords are subject to the 30-day written notice for all rent increases. The increase notice must include the new rental amount and the effective date. There is no limit on how much the rent can increase, and any increase is legally allowed as long as proper notice is given. However, rent cannot be increased during a lease term, only at renewal with the required notice.

Understanding tenant rights can help renters better prepare for changes and avoid unexpected costs. A new Nevada law that took effect Oct. 1, 2025, protects renters from hidden or junk fees, allowing them to know the total cost of rent upfront before they sign a lease. 

Often, renters are surprised by fees such as parcel, courier locker, and pest control fees, which are considered “hidden” fees. Under the law, tenants must be given adequate time to review their lease, and landlords are now required to offer at least one free method for tenants to pay rent.
